With over thirty years in the real estate development industry, Michael Owens has invaluable experience in real estate development operations, including; acquisition, due diligence, entitlements, project management, planning, design, contracting, construction management, warranty, risk management, public relations, and sales and marketing. This experience has yielded professional relationships with many of the nation’s largest Real Estate Development Companies, including; D. R. Horton, Centex, Pulte, Shea Homes, Toll Brothers, Lennar, KB Home and New Urban West.

Michael has directed the development of major Master Planned Communities, multi-family apartments and condominiums, single family tract homes, custom homes, spec homes, as well as commercial projects. Most recently Adroit Development Inc. has completed three multi-family projects in the Central Valley; a nationally recognized 50-unitactive adult complex in Oakdale, a 66-unit apartment complex in Merced, and a 60-unit condominium community in Patterson (estimated completion June 2017).

As President of Adroit Development, Michael’s primary goal is to insure that each project they are involved with provides a well-organized and professional environment where all project partners can achieve their maximum level of success. Randy Goss is a third generation development and building professional. Early hands on field experiences underlie the foundation for his complete understanding of structures and construction principles. A college degree in business administration and accounting establishes his knowledge base in order to manage and maintain budgets in a full cost center capacity, including the appropriate structure of payables and audit systems in both private and public accounting environments. This experience and knowledge base has provided Mr. Goss with the capability to successfully complete project assignments for small and mid-sized builders on up to publicly traded national developers, managing portfolios worth well over $500M in market value.

Mr. Goss has experience from acquisition to construction and closeout with a wide variety of project types, including; entry level single family housing, apartments, condos, townhouses,
move up homes, luxury semi-custom and custom homes. To date over 3,500 residential units have been completed including the delivery of over $200 million in product in one year. Projects have ranged from large working ranch properties to master planned communities, golf course construction and infill sites requiring demolition and brownfield remediation, including oil well abandonment.

Community development experience includes the direction of mass grading, underground utility installation, public and private streets coordinated with Caltrans highway and CPUC railway crossing improvements. Agency processing includes various cities and counties thru ought California, the Dept. of Real Estate, Caltrans, CPUC, Division of Oil and Gas, Army Corp. of Engineers and Dept. of Fish & Game. Mr. Goss has held line command of division staff in excess of 50+ employees along with dozens of subcontractors, all focused on the successful completion of multiple concurrent projects spread over a regional area.

Mr. Goss directs the contracting and construction operations for Adroit Development. He holds a California State General Contractors License. As a credentialed LEED® AP, Mr. Goss is able to guide a project thru the increasingly important LEED (Leadership in Energy and Environmental Design), certification process.

LEED? Why Yes We Do

“Green” has become one of the most prolific marketing terms used today in just about every type of commercial industry that exists. After being considered a novelty and unnecessary expense for decades, green products and methodologies are not only becoming mainstream in real estate development, but are now being adopted and required by many California municipalities, i.e. Los Angeles and San Francisco, among others (see Office of the California Attorney General Green Building Ordinances list). In jurisdictions that have not yet officially adopted green development regulations, some are offering incentives such as reduced fees and/or are expediting project approvals and building plan check to developers / builders that are complying with acknowledged green building rating systems such as LEED®. Also, some financial lenders are adopting LEED certification as a loan requirement.
With the recent adoption of the CALGreen mandatory requirements, depending upon adjacent community features it is fairly certain that a new residential project can achieve a base LEED certification with little or no additional cost (other than registration and inspection fees). For tax credit projects, California Tax Credit Allocation Committee (CTCAC) causes the necessity to garner Sustainable Building Methods points utilizing either the LEED, Green Communities or the GreenPoint Rated Multifamily Guidelines programs.

Heritage Oaks Achieves Platinum

Heritage Oaks is a sustainable 50-unit apartment community for income qualifited seniors age 55 and older, developed by Adroit Development, Inc. Heritage Oaks embodies the best practices of new urbanism and smart growth transforming an infill site into a high quality, environmentally-sensitive LEED Platinum rated, amenity-rich senior housing community achieved through valued public/private partnerships, that is affordable to its low-income residents.

The urban-infill community is located in the City of Oakdale, and is just east of Modesto in the heart of California’s Central Valley region. Heritage Oaks features both one- and two-bedroom floor plans in two- and three-story buildings. This resort-style, eco-friendly affordable living is offered to working seniors earning 30 percent to 60 percent of area median income (AMI).Describe any general site development features that support site climatic conditions, sustainable low-impact living, such as solar lot orientation, energy conservation, native or drought tolerant landscaping and proximity to shopping or public transit.

A final LEED for Homes Platinum certification was awarded by US Green Building Council (USGBC) in October 2012. Editor's Choice Award

Selected from among just over 300 entrants submitted to Multifamily Executive Magazine for their annual design awards, the Editors’ Choice Award was bestowed upon Heritage Oaks as the best new apartment community in the nation. The magazine editor explained his selection by stating “Heritage Oaks received the Editors’ Choice Award for displaying the paramount achievements exemplified by all our winners – creative land use and financing, fine architecture and sustainable construction.”

Project of the Year: Green

Heritage Oaks was honored as Project of the Year: Green, by Multifamily Executive Magazine. The durability and sustainability construction technologies along with installation of water and energy saving building components that created the LEED for Homes Platinum rating obviously weighed on the judges decision. The use of locally harvested reuse materials for the interior trim out as well as LED lighting technology that was not a factor in achieving the LEED rating, but was a cut above is what helped Heritage Oaks stand above the competitors in this category.

Gold Award for Best 50+ Outdoor Amenity

Presented as “Fabulous Outdoor Living at Affordable Prices”, Heritage Oaks was honored with the Gold Award for Best 50+ Outdoor Amenity. The vacation style outdoor living space was noted for its lush landscaping, soothing water fountain, numerous lounging and dining areas, fully covered BBQ kitchen and bar, and the senior friendly raised planter beds for use by the residents.

Directly accessed off of the Gold Award winning patio area, “The Garage” at Heritage Oaks was a major hit with the Best 50+ judges who decided that the feature deserved an Innovation Award. This never before seen apartment amenity design concept provides a fully equipped garage with work benches and tools at the ready for projects to be pursued by industrious residents.
